Open your eyes.  Look up to the skies and see The Bohemian Embassy: the best layout $450K can buy!  Dancing room for your living room AND dining room furniture, 1 bedroom with a closet and a door that closes(!), a den that is easily a 2nd bedroom for a small person with the magic of a sliding door and somebody who knows how to install that, a balcony – for gazing across the courtyard while you think about life and other meaningful subjects, one underground parking space (for the Mirthmobile you and the guys/the ladies like to cruise around in), and a locker – for things you want out of your sight, but not forgotten.
At Queen and Gladstone/The centre of the universe. Where you can dine and get to work on time since the streetcar is at your door.

Easy come, easy go. Will you let this go?

Who says you can never be royals?

Posted on December 13, 2016

Friends, Romans, countrypeeps: It has been said that “we live in interesting times”. In the case of this house, truer words have never been spoken. We have a legitimate downtown palace for sale, guys.

You want to be the king or queen of your own castle extraordinaire? Sit down on your throne, adjust your crown jewels and have a look at this:

T-H-I-R-T-Y glorious feet of frontage on Givins Street. Of all places. One of the best streets in the kingdom between the Ossington Strip and Trinity Bellwoods Park. And for the horse dawn carriage? A 3-car garage. Heated. Natch.
You want more?
A 3rd floor master suite that easily beats what you thought was the best master suite you ever saw. For the snowy winters? A sauna (my own personal kryptonite). For balmy summer nights? A terrace. For watching the changing of the guard on a rainy day? There’s a den up there. A private, go away from everybody else in your house and read a book in an actual reading nook/den. Or maybe you meditate in there. Or polish your sceptre. The 2nd floor: more enormous bedrooms and bathrooms, all beautifully appointed in case you need to host heads-of-state or your in-laws. The main floor has a spectacular porcelain feature wall and a fancy Marana (read: so so fancy) kitchen. There’s even a built-in office nook in there. So that you can work on your uh, coronation speeches and such. The kitchen opens up to the backyard. WITH a pond. Fun for the corgis…
The jewel in this crown? A basement apartment fit for the best tenants in the universe.

Signing off now…I remain your loyal subject…

Everybody: Fix yourself an old fashioned and sit down. Lighting a cigarette is optional and dangerous but damn, you just may need to do that too.

Extraordinary Mid Century beauty by architect Gardiner Cowan in prestigious Lincoln Woods. The best of Toronto’s West end. Soaring Douglas fir beams, vaulted ceilings, floor to ceiling windows and four fireplaces over multiple split levels. An eat in kitchen overlooking a lush and private back yard. Next stop on this tour de force is the lower level family room which walks out onto a lower (!!) garden. More lushness. More beauty. More whiskey please.

Upstairs master suite has walk out to balcony with built-in planter boxes and view over landscaped front garden through the trees. Guys, you might actually SIT out there! It’s gorgeous. There’s also a nanny suite and a finished basement. It also has a steel roof and an above average home inspection just in case you were about to get practical for a second.

It’s not surprising this house is so charming, it probably has some sparkle left over from when former hockey hall-of-fame-r, former Maple Leaf-er, and Stanley Cup (<–!!) winner. Joe Primeau (who was also called “Gentleman Joe Primeau”) lived here. Look him up. He’s a big deal. Not that that matters, but hey, pretty cool.

Please don’t miss this. Open House this weekend from 2-4pm both days.
